Tenant insurance is mandatory for all students with Homeshare Agreements on SpacesShared. To begin the tenant insurance process with our preferred provider, please login to SpacesShared and click on 'Homeshare Agreements' on the left menu.
You can chat with the host and request changes to the agreement at any point. Until the agreement is signed by both the Host and the student, the agreement process is not complete.
Step 1: Agreement Details
Confirm the bedroom, start and end dates, shared amenities, and other details. Click 'Save & Next'.
Step 2: Terms & Conditions
Standardized Terms and Conditions. Only the host can request changes. Communicate any desired changes to the host via SpacesShared messaging. Click 'Next' when reviewed.
Step 3: Housemate Preferences
Lists the host's house rules. Carefully read all preferences and check the box next to each item. It is mandatory to agree to all the rules to proceed.
Step 4: Payment Information
Indicate whether you have a Canadian bank account. Select "Yes" to use Interac e-transfer (free). Select "No" if you'd prefer alternative methods like PayPal (longer processing, additional fees apply). You can update payment info later if you open a Canadian bank account.
Step 5: First Payment Confirmation
Confirm that you are ready to receive the payment request for Deposit + First Month Rent. After confirming, you'll get the fund transfer request via email within 24 hours.
Step 6: Guest Signature
Review the agreement carefully and add your signature electronically by clicking the checkbox. Click 'Apply my signature' to complete the agreement.
Next Steps
- Complete Background Checks — log into SpacesShared and click on Verifications.
- Start the Tenant Insurance Process — mandatory for all students. Click 'Homeshare Agreements' on the left menu.
- Upload Proof of Enrolment — if not already uploaded. Document must show you are enrolled in a current or upcoming semester. Available for free from your Registrar.
